Negotiated Construction Contracts
A general contractor or construction manager may be retained early in the design process for a fixed fee to provide:

  • Pre-Construction cost and constructability reviews.
  • Value engineering of structural, mechanical, and electrical systems.
  • Construction management of the project including providing a job superintendant and administration of the general conditions.
  • Bidding out of individual trades to pre-qualified subcontractors.
  • We have in-house construction management capability to manage this process.

  • Design-Build
    We can provide construction services and combine design and build contracts into one seamless agreement. The owner may rely on an integrated team of architects and builders to deliver superior buildings in both design and construction quality at a predetermined cost. In order to integrate our design and construction expertise we rely on building information modeling.

  • Building Information Modeling: Building information modeling (BIM) is a building design and documentation methodology characterized by the creation and use of coordinated, internally, consistent computable information about a building project in design and construction. This makes available a reliable and consistent 3 dimensional digital representation of the building for design and construction decision making, high quality construction document production, construction planning, and performance. By using BIM we save the client time and money, see fewer change orders, experience greater productivity, produce higher quality work, and have access to new products and systems

  • Benefits in the Design Phase: Building information modeling allows a project team, along with the construction team, to make meaningful, cost effective changes to the project at any time during the design or documentation process. This gives the team more time to work on design and other high-value constructability issues. In addition, all of the building design and documentation work can be done concurrently instead of serially because design thinking is captured at the point of creation and embedded in the documentation process as the work proceeds.
