Located on a section of Santa Monica Blvd designated as part of historic Route 66, the project spans several differently zoned parcels. This led to heavily articulated and stepped-back elevations on both Santa Monica Blvd and Virginia Ave. The top-floor terracing creates garden balconies and a change in scale from the commercial uses on the first two floors.
