Conversion of an aging industrial building into creative office space. The tilt up concrete and masonry walls were sandblasted to provide a textured backdrop for entry pieces of glass and stainless steel, and the interiors employ a similar rough and smooth vocabulary. New sections of wood are bolted on to the existing wood bowstring trusses. The connections are celebrated in great detail and form the backdrop for metal, glass and smooth drywall office enclosures.

Five-building interconnected office complex: Downtown Los Angeles.

A series of elevated walkways through each building connecting interior courtyards and vertical circulation nodes. Over 250,000 SF of office space, showrooms and restaurants. Post-tensioned concrete slabs and modular wall panel systems construction.

4 interconnected building campus containing flexible R&D, design, and small products manufacturing space. The buildings are clustered to create a square and central drop-off zone. The steel frame structures are clad in lightweight precast concrete panels, and each building is edged with an outdoor gallery space and linked to the others with covered arcades.

 

A fast-track project delivery system was utilized. The building footprints and structural bay spacings were determined early on, allowing purchase of steel sections and site grading well ahead of design completion, saving almost six months from design to occupancy period.

Houses an aerospace company's R&D and manufacturing program organized in a rectangular plan with 3 large interior courtyards. The entrance is expressed as a three-story skylit atrium. The occupied floors are steel frame clad in a combination of rose-hued lightweight precast concrete panels and grey aluminum curtain walls. The panels and curtain wall are detailed as layers within layers to reduce the massiveness of the large floor plates. A fast-track construction system was used.
